Message:   Dear Prospective. I'll try to answer your questions as best I can. Casa Ybel is a time-share resort with some wholey owned units as well. Hilton is the management company for the owner's associations. They aren't involved in the rental of owner's units. Rental is done through another group, Casa Ybel Hospitality. The two-bedroom units are not wholey owned, but rather each unit has potentially 50 individual owners. The wholey owed one-bedroom units are rented out through Hospitality as income producing properties. I don't know the exact arrangements or fees for these rentals, but Hospitality charges a 35% commission for rentals of the two-bedroom units. Weekly maintenance fees vary some depending upon which owners association the unit falls under, ie. IJK or FGH. Also, property taxes are a bit different depending upon the time of year the unit is owned. For example, my fee for week 14 at IJK is just under one thousand dollars. In addition to management of the association property, Hilton is involved in unit sales. This is a bit confusing I'm sure. Anyway, the Casaybel.com site is a websight run by Carl Appelberg as an alternative for owners who would like to circumvent the commissions charged by the management groups and as a mean of owner communication. The official resort websight is casaybelresort.com. This is basically Hospitality's site for promotion of the resort and their rental business. Hilton is allowed some use of links there as well I believe. I've owned at Casa Ybel since 1981 and think it is one of, if not the nicest, reorts on Sanibel. It's a great place for families. Casa Ybel is on the southern most curve of the island, right where Middle Gulf Drive and Casa Ybel Road converge (or change names more correctly). That's basically right in the middle of the island.
