The webmaster and I are working on an update with more information on our Resort.

1: A promised update with graphs on our taxation and the formula used by our Hilton Management. Hilton has so far (since August 2007) refused to release their formula to us, so I have created one as a suggestion or proposal to Hilton in stead. It should provide a formula to distribute the annual tax as a ratio by the week of year, according to value of the units in each week.

This should carry over to other areas:
A: Our insurance cost distributed according to insured value for the particular week. Week 11 is worth more than week 39 and the insurance also according to that.
B: The one time hurricane damage assessed to us (all owners paid an equal amount in lieu of coverage by the Hilton insurance payment), should have been billed according to a ratio according to the value of the week.
C: There is no way for us to redistribute all the losses in payouts towards other hurricane losses
(Millions of Dollars) from our lost building and Maintenance Funds, which dwindled to a Zero value, which we now are building up again in new annual payments. That should also have been as a ratio according to value by the week.

Please ad other items if you find they are needed related to the unit value by the week.

We are facing a low demand for ownership off units in the low season period, and need to do something to increase the interest in owning a week in "off" time.

Presently the maintenance fees for these units are above the going rental price for same, why buy a $5,000 unit and expose yourself to payments worth the same payments for a $50,000 week?

2: A roadmap leading from I75 (exit 131) or the RSW Ft Myers international airport to our Casa Ybel Resort on Sanibel.

3: Airline listings with offers of money saving fares to Paradise.

4: Owner's recommendations for fine dining and choice attractions to use during you stay to get the best out of your precious days at the resort. I understand there still are no tourist brochure racks at the front office.

Any new suggestion is welcomed for a timely upgrade of our Casa Ybel owner’s web site.

One sad story to report:
I will name some touristy web sites later that refuse to refer to www.casaybel.com due to this fact:
"The actual owners of Casa Ybel resort and other resorts on Sanibel will not allow us to feature your owner’s “www.casaybel.com” web site, as we only allow owners of the resort to place listings on our web, not individual unit owners."

When answering this I was informed that time shares are not considered owners, as they only are a small part of a larger organization, and are not acting as management.
Swallow this, and give us some help to educate the sites. Who are the real owners?

Yes, too many have started to list rentals in the Forum; the mast will be more specific with more visual instructions.
