What happens is that the building containing our specific unit belongs jointly to all the owners in that building. However, on that date, the building reverts from timeshare to a joint ownership building. Prior to that date, it is up to the owners to decide whether to retain it for timeshare or to keep it as one single building. If the owners vote in favour of keeping it for timeshare use, it will continue for a further 10 years, and then the process has to be voted on again.

I have raised this issue previously on this forum, because it is something the board and members will have to start considering in the next few years.

This matter was discussed at the FGH Board meeting in April. The Boards of Directors of the Associations (FGH and IJK) can each propose an amendment to the Condominuium documents to eliminate the expiration of interval ownership. The proposed admendment would require the approval of a majority of the owners at an election. There is no drastic hurry to begin this procedure, but substantial time and expense will be required to complete the action. The consenus of the board is that the amendment should be pursued, but no time table has been set.

Relax and enjoy your unit, this matter will be addressed in due time.

My big concern is the fact that we are not what we were, when we bought our units from Mariner, the developer.
Those "future" rules were included when we had the full Casa Ybel Resort as one unit.
When we purchased our units we were promised the right to run the resort as one operation with pool and all, not split it apart without available offices to house our own management. Mariner could have sold Thistle Lodge, but not the operational facilities, pools, and the beaches.
During one of Richard Jacksons many presidencies of FGH Association Mariners plan to split Casa Ybel apart was secretly revealed to him by Reg Billups, our then Mariner/Hilton manager. No counter action was attempted and the rest of the board was never informed. It was kept from the owners as a secret and the remaining board was helpless...

This separation has now diminished our chance to survive and be independent due to the large amount of beach property and buildings that disappeared from our assets.
It is going to be difficult to run our own operation and hire a General Manager, and get out from under our timeshare and its high maintenance expenses.
We have no management office, and can only hope the city will allow us a permit to build one? Good luck.
It is time to look into the eyes of our future, since the rules of the game has changed since that 2013 rule was introduced.
Our values have been devaluated, and we lost out on the ever increasing cost of property we then owned.
Look at our present true value of our 6 buildings.
Divide that with 72, and our true value of our units will still surprise you. What does a Sanibel beach front condo in a prime location sell for today?
Now divide by 52 and the average value of a week should surprise you. It is more than timeshare units now are selling for.
The high cost of timeshare management is holding our values down. When you can rent for less than it cost you to own a unit, the timeshare idea is dead.
And how can we change from timeshare arrangements without a building to have our own offices in?
We might have to be forced to arrange office space rental from Hospitality and hire our own General Manager ON LOCATION.
We could live with weddings and Thistle Lodge if we
could have some say in the operation of our lost properties.
We could sell or rent our own units from our own association offices with an additional income for us to lower our operation costs.
Why can't we rent or sell our own units and have income from that also?
I wish the board would start thinking about these serious items.
What are the responses from the owners?
They will be electing the next board.
