Have you been hit with any special assessments for large items such as repair/replace roofs or painting etc... or does the resort do a pretty good job planning for these items as part of the annual fee you pay?

I am considering a purchase and I want to get an idea if the resort does a pretty good job of planning and upkeep.

Frank, I have been an owner since '81. The only special assessment I have ever paid has been the result of the hurricane damage in 2005. This was to cover the insurance deductible if I recall or to cover upgrades to the units that were beyond the scope of the insurance coverage. The annual fees include monies to cover maintenance and replacement of furnishings from time to time. This is not a function of the resort per se, but rather a function of our owner's associaton.
