That is a nice way of telling how lucky we are.

After 30 years our 3rd Casa Ybel generation is joining us to the same pleasures we all have enjoyed with our annual 2 bedroom unit waiting
for our return each year with the best beach on Sanibel, Shells and all,at a rate that makes us believe in time share.

This is changing! Our costs are beyond control.

We hope to keep our traditions alive, and wish to always have an elected Board showing good judgment holding our annual maintenance fees under
control.

The threat of ever increasing annual fees without proper definitions could lead us into a situation we did not expect 30 years ago.

Our off-season unit weeks with fees higher than the cost of outright renting at comparable units will kill our paradise.

Reduce off season rates to match off-season cost, it is possible, perhaps in-season rates also have escalated beyond reasonable limits. Please ask questions, and do not accept Hilton’s new annual budget in a single short meeting.

The boards use to spend days questioning for details for better understanding, hereby adjusting proposed budgets without much definition down to reality. We need a more readable and detailed explanation of many expenses. Not lumps of expenses, understand what we are talking about and why we need it. And the cost per week also. What are we paying to use the pool?

Return to a deeper explanation of all individual expenses, and lower the fog rate covering up for many unnecessary or extreme expenses.

We all wish to survive in these hard times, and not take advantage by lumping details.
We need to show actual cost and how to break the cost down to survive.

Perhaps Hilton would help the board realize that we
all will be interested in keeping it all alive and maintain a sound economy, not dream up ways of scaring us all away and sell units by raising cost each year to a point where only Hilton can survive with all the goodies and keep it all.

We have to remember we are the owners and have to pay
Millions for it all each year.
It seems Hilton just swims in our payments!
I never see any lowering of costs.
